Sub 2 November 2018 Ballot Information

Introduction Letter

The Oakwood Meadows community has 100 homeowners that are divided into 2 sections, each with different governing restriction documents. You are in Sub 2 which is comprised of lots 37 to 100 (64 members total), as shown in THIS overview map of our subdivision.

Restrictions are the rules that govern certain aspects of our community. The original 1974 restrictions for Sub 2 was created by the developer when he decided that Sub 2 would have a separate restrictions document from Sub 1 but keep both subdivisions in the same Homeowners Association.  The Sub 2 documents were last updated in 1993.

After the open board meeting on October 25 and based on past historical low voter response, it was decided to proceed with only a single proposed change:


Change from the current 2/3 requirement to a simple majority of sub 2 members in good standing for any future restriction updates.

Background
Currently, ANY restriction document updates require a 2/3 majority of the 64 members of Sub 2 in good standing in order to be approved. This means that 43 members MUST vote yes to approve a change, else the proposal fails. Historically, this has been very difficult to obtain.

Proposed Change
The proposed change is to require a simple majority of the 64 Sub 2 members instead of the current 2/3 majority. For all future voting, it would require 33 members to vote yes for a change to be approved, compared to today’s 43 required to vote yes under the current 2/3 majority system.

Changing to a simple majority would allow Sub 2 members to make careful and stepwise changes to their restrictions as necessary.

 

PLEASE VOTE. THIS IS YOUR SUBDIVISION.

Voting
43 members in good standing from Sub 2 must vote AGREE for the proposed change to be approved.

 

Anonymous Voting Instructions

The following were sent to all Sub 2 members:

  • Blue BALLOT for the election of the proposed changes to the restrictions for sub 2

  • Ballot envelope

  • Mailing envelope


Voting Process

  1. The member fills out the ballot.

  2. The member places the completed ballot in the ballot envelope.

  3. The member needs to complete the ballot envelope with their printed name and lot number or address.

  4. The ballot envelope is then placed into the mailing envelope which has been pre-addressed to PO Box 373, South Lyon, MI 48178.

 

Please return the blue BALLOT by December 10th.  The ballot counting will take place on December 13th from 7pm to 8:30pm at the Green Oak Township Hall located at 10001 Silver Lake Road.
 

If you are unable to attend the meeting, please mail your completed Ballot in the enclosed envelope by December 10th, 2018, to OMHOA, P.O. Box 373, South Lyon, or deliver it sealed to a current Board Member to take to the meeting on your behalf.
